Work Orders
Track unplanned work that costs money, and find it in the Work Orders list on a computer or a phone.
Overview
Work orders track unplanned work that's needed to repair or maintain a lot and that costs money. Each one can optionally be charged back to a trade partner as a back-charge trade. Open the Work Orders list under Financial to find every work order and see which ones are ready to pay.
The Work Orders list
Open Financial β Work orders in the sidebar to see your company's work orders. Use the Search work orders box at the top to look one up by its number, lot, community, status, max price, back-charge trade, or task description.
Every work order has one of three statuses:
Active β open work that's still being tracked.
Pay β approved, and ready for your purchasing team to pay.
Forgiven β the charge was waived, so nobody is billed.
βΉοΈ The list opens on Active only. Work orders marked Pay or Forgiven are hidden until you add those statuses to the Status filter. That's true on a computer and on a phone.

Tap or click the Filters tab on the right edge of the list.
Expand Status and tick the statuses you want β tick Pay and Forgiven as well as Active to see everything.
Expand Back-Charge Trade to narrow the list to work orders charged back to particular trade partners.
β The filters you pick in the Filters panel are saved in the page's web address as you change them β on a phone or on a computer β so you can bookmark a filtered view (for example, "all Pay-stage work orders for one back-charge trade") or send the link to a teammate and they'll see the same filters applied. That includes the Status filter: tick every status (or clear the Status filter, which is the same thing) and the list remembers you want to see all of them β or untick every status and it remembers you want to see none β either way, even after a refresh, instead of snapping back to the default Active-only view. The Back-Charge Trade filter remembers "show none" the same way: untick every trade partner and the list stays empty even after a refresh or a shared link, instead of quietly showing every work order again. Unlike Status, Back-Charge Trade has no default view to protect, so ticking every trade partner (or clearing the filter) just shows an unfiltered list, same as leaving it untouched. One exception: choosing only "(Blanks)" β work orders with no back-charge trade at all β doesn't stick yet, so a refresh or shared link for that specific choice reverts to showing every work order.
On a phone
On a phone each work order is a single card instead of a row of columns, and there are no columns to tap through. Everything else works the same: the list opens on Active only, the Filters tab widens it, and tapping a card opens the work order.
Automated Emails
Automated emails can be configured in Alert Settings. Alert examples include
Notify trade partner and back charge trade of new work orders
Alerts for work orders that exceed a certain cost
Notify purchasing department when a work order is ready to be paid
