What a work order means for a trade partner, how you find out about one, what the Not to Exceed amount and back charge are, and what the statuses mean.

Overview

A work order is how your builder tracks unplanned work on a lot that costs money — cleaning up a job site, repairing damage, or other work outside the original schedule. Each work order names the trade partner doing the work and a Not to Exceed price, and it can optionally charge the cost back to the trade partner responsible. The goal is a clean, organized job site for everyone. You'll see work orders in the emails your builder sends, on a printable work-order page, and as a Back charges total on your Trade Partner Portal.

How you find out about a work order

  1. When your builder creates or updates a work order, TPTM can send you a Work Order Update email. The email shows the work order number, its status, whether it was just created or updated, the builder, the trade partner, the back charge trade partner if there is one, and the Max Price.

  2. Click View Work Order in the email to open the work order.

  3. Your builder may also send you a link to the printable work order, which shows the job site address, who it's issued to, the description of work, and the Not to Exceed amount. Use the print button in the bottom-right corner to print it or save it as a PDF.

Work order statuses

  • Active — open work the builder is still tracking.

  • Pay — the builder has approved it and it's ready to be paid. The printed work order shows the pay date next to the status.

  • Forgiven — the charge was waived, so nobody is billed.
